Home Maintenance and Insurance Claims: What Every Homeowner Should Know

The scariest part of owning a home usually isn’t the mortgage — it’s the home maintenance. Knowing what needs attention, when it needs it, and what happens if you miss something. Roofs, foundations, paint, pests, drainage. The list never ends, and most people can’t keep it all straight. How could they?

A family friend sent us photos recently. At first glance, it looked like an earthquake had split part of their house in half — wood pushing out, a section leaning, a window barely holding on. It didn’t happen overnight. The warning signs had been there for a long time, quietly, until they weren’t quiet anymore.

The maintenance most homeowners put off

  • Water and drainage: Clogged gutters and poor grading send water where it shouldn’t go — the root cause of a surprising share of big repairs.
  • Roof: Catch worn flashing and missing shingles before they become interior damage.
  • Foundation and framing: Watch for new cracks, sticking doors, and sloping floors.
  • Pests and dry rot: Especially in older Bay Area homes, small intrusions become structural problems if ignored.

If you do need to file an insurance claim

When something does go wrong, how you handle the claim matters:

  • Remember whose side the adjuster is on. The insurer’s adjuster works for them, not for you. Be organized and specific.
  • Document everything. Photos, dates, and notes. It all matters when it’s time to substantiate the loss.
  • Look for coverage you forgot you had. Protection sometimes hides in unexpected places — life insurance riders, credit cards, certain memberships, or secondary policies. Read the fine print and make the call.

The takeaway

Homes don’t usually fail all at once. They whisper for years and then suddenly shout. If you’re wondering whether something needs attention, it’s almost always cheaper to ask early than to fix late.
