Get pre-approved for a loan

Partner with your agent

Search & tour homes

Make a competitive offer

Open escrow, inspect & review
Once your offer is accepted, we open escrow and move through inspections, disclosures, and your contingency period — the window to confirm the home’s condition and protect your deposit. We help you read the reports and decide with confidence.
Appraisal & final loan approval
Your lender orders an appraisal and finalizes underwriting. We keep everyone — lender, escrow, the other side — coordinated so nothing stalls your timeline.
Close & get your keys
You’ll do a final walkthrough, sign closing documents, and once the sale records, the home is yours. We’re still here afterward for anything you need — that’s what family does.
What buying actually costs
Beyond the price of the home, plan for a few buyer costs so there are no surprises:
