What “Active,” “Pending,” and “Contingent” Really Mean in a Listing
Most buyers think that once they find a home online, the hard part is over. It’s not. That’s usually where things start to get complicated — beginning with a single word on the listing: its listing status.
A client recently sent me a property they found online. Looked great. Marked active. Seemingly ready to go. I reached out to the listing agent right away, let them know I had serious buyers, and asked for a simple courtesy: keep me posted if any offers came in before our showing. What I got back was a slow response, no showing instructions, and no disclosures. The home was “active,” but it was anything but available.
What each listing status actually means
- Coming Soon: Publicly marketed but not yet showable. A heads-up, not a green light.
- Active: On the market and accepting offers — in theory. It does not guarantee the agent is responsive, that disclosures are ready, or that an offer isn’t already being reviewed behind the scenes.
- Active Contingent: An offer is accepted but key contingencies (inspection, appraisal, loan, or the sale of the buyer’s home) haven’t cleared. Backup offers are often still welcome.
- Pending: Contingencies are removed and the deal is moving to close. Usually done — but “usually” is not “always.” Deals fall apart.
- Withdrawn / Hold / Expired: Off the market for now, which can sometimes be an opening for a prepared buyer.
Why the label can be misleading
What you see online is not the full story. “Active” doesn’t always mean accessible. “Pending” doesn’t always mean finished. The difference between getting the home and missing it often comes down to how your agent moves when the situation gets messy — when to push for disclosures, when to write a backup offer, and when to pivot to the next opportunity.
The takeaway
Don’t take a listing status at face value. There’s almost always a way to stay in position — but you have to know what each label means and how to act on it. In a market as fast as the Bay Area’s, that knowledge is the difference between watching a home sell and being the one who buys it.
