Why Your Buyer’s Agent Matters More Than You Think

When people picture a buyer’s agent, they usually picture someone who unlocks doors and writes up offers. That’s the easy part. The real value shows up in the moments you never see — and often in how we read the agent on the other side of the deal.

Earlier this spring, clients of mine fell hard for a house. Good bones, right block, the kind of listing that moves fast in any market. So we did what we do — we moved first. I called the listing agent four or five times over a few days to get the disclosure packet and set up a strong backup offer. No callback. No disclosures. Not even a “we’ll circle back.”

My clients could feel it. When you can’t get a straight answer about a house you’re about to commit hundreds of thousands of dollars to, that silence is information. We read it, slowed down, and kept our clients out of a deal that was already showing us what it would be.

What a good buyer’s agent actually does

Finding the house is maybe ten percent of the job. The rest is everything around it:

  • Reads the other side. How quickly the listing agent returns calls, what they share, and what they conveniently leave out tells you a lot about how smoothly — or painfully — a deal will go.
  • Protects your position. Structuring offers, contingencies, and backups so you stay in control if something falls apart.
  • Catches problems early. Pushing for the full disclosure packet and flagging issues before they become expensive surprises.
  • Knows when to walk. Talking you out of the wrong house is worth more than talking you into one.

The Bay Area market rewards good representation

In a fast, low-inventory market, the margin for error is thin. As of March 2026 (SFAR MLS data), San Francisco single-family homes had a median sale price around $2.15M, were averaging just 12 days on market, and active inventory was down roughly 34% year over year. When homes move that fast with that few options, who’s representing you — and how they handle pressure — genuinely changes outcomes.

The takeaway

The agent on the other side of your deal matters almost as much as the one sitting next to you. Reading them — how they return calls, what they share, what they don’t — is how we keep you out of the wrong house, not just into the right one.
